We identify opportunity.
Investigate potential.
Advance value.
Velora is an independent real‑estate development platform working across origination, feasibility, development analysis and strategic coordination. Based in the United Kingdom, we pursue selected opportunities across the UK, Italy and the United States, with the ability to extend into other European markets where local expertise and alignment support the opportunity.
A real‑estate development platform built to find opportunity before the market does, and see it through.

Current proprietary origination is concentrated in Italy, alongside selected opportunities and relationships across the United Kingdom and United States.
The platform is open across residential, commercial, living‑sector, mixed‑use and adaptive‑reuse situations, and selective about geography, complexity, counterparties, feasibility and alignment. Sector‑flexible. Not opportunity‑indiscriminate.
Individual situations stay confidential while under investigation, and investigating an asset does not imply control of it.

Founder, Velora Development Partners
Ronny Mikhman is the founder of Velora Development Partners. His experience spans acquisitions, underwriting, feasibility and development analysis across the United States, United Kingdom and Italy.
Before establishing Velora, he worked in acquisitions at Grand Street Development in New York, where his role combined acquisition analysis with support on capital raising. He later developed the financial side of his experience through Cambridge Finance in London, working with the underwriting and investment principles used across institutional and corporate real estate.
The two experiences taught him very different things. Dean Marchi, founder of Grand Street and recognised through the Brooklyn Chamber’s “Shapers of Brooklyn’s New Century” initiative, was developing in parts of Brooklyn where former industrial areas were becoming residential neighbourhoods. That experience showed how shifts in the urban fabric, existing character and overlooked buildings could reveal opportunities that were not always obvious on paper.
At Cambridge Finance, Maria Wiedner, MRICS, CFA, brought the other side of the equation: disciplined modelling, structured analysis and investment thinking. Together, those experiences shaped Velora’s approach, looking creatively for opportunities, testing them rigorously, and understanding what is required for them to stand up to institutional scrutiny.
Ronny holds an RICS‑accredited BSc (Hons) in Real Estate from the University of Westminster. His dissertation examined the UK student accommodation market, while further study at Columbia University and Bocconi University extended his interests into artificial intelligence, sustainability, finance and energy management.
Across prior‑role experience and selected development investigations in the United States, United Kingdom and Italy, he has worked across opportunities representing approximately US$502 million in value.
Alongside the financial side of real estate, Ronny has maintained a wider interest in how buildings affect the people who use them — from health and comfort to light, sound, material, atmosphere and spatial experience. That interest now informs Velora’s Lived Asset Framework, an ongoing research initiative exploring how human experience might be considered alongside more conventional measures of real‑estate performance.

Opportunity rarely arrives in finished form.
It may begin with an underused building, a change in ownership, a planning constraint or information that has not yet been connected.
Velora works at that point: identifying what may be possible, understanding what stands in the way and developing a credible route forward. The approach is deliberately selective — shaped by the asset, the market and the circumstances rather than by a fixed asset class or transaction structure.

Presented plainly, not as a catalogue. Velora is not a generic consultancy — these capabilities exist to serve the platform’s own origination and the opportunities it advances alongside others.
Most opportunities do not begin as opportunities. They begin as an overlooked building, a change of ownership, an operating problem, an insolvency, a planning constraint, a relationship, or a piece of information nobody has yet connected. Velora reads those signals early, across sectors, and is selective about which deserve a closer look. By the time an asset is listed, the work here is usually done.
The property was already visible. The change in control made it actionable.
In one Italian situation, the opportunity did not begin with a broker presentation. It appeared through a change in how the asset was being controlled and disposed of. The building had been visible for years; the route to it was not.
Find the questions that change the decision. An investigation can hold hundreds of facts. A handful decide whether the opportunity should advance, and they differ by situation: planning, mix and exit for a residential scheme; use, occupancy and adaptability for a commercial one; operating model and demand for a living asset. Each is tested, at the practice’s own cost, before capital is asked to move.
The building could accommodate the use.The planning obligation determined whether the use was viable.
On one London conversion, residential use worked physically. Affordable‑housing and Section 106 obligations changed the economics, turning a design question into a viability question.
Turn the answer into a route forward.Once the material questions are understood, what happens next depends on the situation: refining the development strategy, commissioning specialist advice, aligning operating or capital requirements, negotiating control, structuring a partnership, or deciding that the opportunity should not proceed. The aim is simple to state and hard to do well: leave the situation better understood than it arrived.
The development case worked. The parties, capital and execution plan still had to align.
On one living‑sector opportunity, feasibility was only part of the problem. What the building could become had to be reconciled with how it would operate, what institutional capital required in order to support it, and who would hold what and when. A viable case is not yet an executable one.
Investigation is not the accumulation of facts. It is finding the ones that change the decision.
There are hundreds of things in a development process that could be automated. Very few are worth automating.
Not every inefficiency needs a system built around it. The first question is always whether changing the process creates enough value to justify changing it, and answering that takes real‑estate judgment before it takes technology: knowing what the workflow actually is, what the opportunity is worth, and where the friction repeats often enough to matter.
Where it does, Velora builds around it. AI, automation and structured information, applied at the points where opportunities are screened, information is assembled and decisions are taken. A residential scheme, a commercial asset and a living environment raise different questions, so no single tool is offered as the answer to all of them. Where a system proves useful in real development work, the learning is retained and carried into the next problem.
Built around the problem.
Not the technology.
Origination
Reducing the friction between a large universe of possible opportunities and the smaller number that deserve serious human attention.
Investigation
Organising and interrogating fragmented development information so that material questions surface earlier.
Workflow
Removing repetitive administrative and analytical work from across the development process.
Decision support
Clearer information around development decisions, risks and next actions.
Coordination
A better flow of information between the people and organisations advancing an opportunity.

- Time
- Less repetitive work; faster movement from information to decision.
- Cost
- Internal and external resources deployed where they are needed.
- Focus
- Human attention directed to the opportunities and issues that merit it.
- Risk
- Gaps and open questions identified earlier in the investigation.
- Value
- More time for judgment, negotiation, structuring and creative development thinking.
The next opportunity does not start from zero.
Automate the friction.
Not the judgment.
Technology organises, accelerates and challenges information. The decision stays human, with specialist advice brought in where the situation requires it.
Less friction. Better information. More time for judgment and value creation.

The conversion looked straightforward.A legacy issue changed the diligence path.
In one Italian conversion investigation, a legacy use within the property raised a separate regularisation question. It changed the diligence path and determined which specialist advice needed to be brought in before the opportunity could move further.

The
Lived Asset
Framework
Buildings are experienced before they are measured.
Cost, area, energy, rent, value: the usual instruments of real estate all measure the asset. The Lived Asset Framework is Velora’s developing research programme into whether the sensory and human experience of a building can be measured alongside it, drawing on emerging work in neuroarchitecture, environmental psychology and building science.
IN DEVELOPMENT — A proprietary research programme from Velora. First studies in preparation.
Human experience and asset performance, investigated at their intersection. How the relationship is measured stays part of the research; the question does not.
